Builders are some of the best-suited businesses in the country for Facebook advertising, and also some of the most burned by it. We hear the same story regularly. They boosted a few posts, got a handful of likes from people in other countries, maybe a couple of enquiries that went nowhere, and decided Facebook doesn't work for builders.
It does work. Two of our best results come from building and renovation businesses running paid ads. Ritchie Building and Construction turned $2k of ad spend into $80k of closed jobs, and BB Build in Hawke's Bay turned $2.5k into $100k. Here's what we've learned about what makes the difference.
01Stop boosting posts
The boost button is the most expensive way to advertise on Facebook. It's designed to get likes and comments, not enquiries. Facebook will happily show your boosted post to anyone who's likely to tap the thumbs up, and those people are rarely the ones about to spend $80k on an extension.
Proper Facebook ads are set up through Ads Manager, with a clear goal like leads or website enquiries. That tells Meta's system to go and find people who are likely to fill in a form, not people who like clicking on things.
02Your own work beats stock photos every time
This is the biggest single lever. Homeowners can spot a stock photo from a mile away, and it makes your business look like every other generic builder. Photos and short videos of your actual jobs, your actual team and your actual finished homes build trust before anyone has spoken to you.
When Timber Tech Homes in Queenstown moved from stock renders to real job-site photography, their cost per lead dropped from $80 to $15 on the same budget. Same targeting, same money, different pictures.
The best performing builder ads we see tend to be:
- Before and after shots of a renovation
- A short walkthrough of a finished build, filmed on a phone
- A quick clip of the team on site explaining what they're doing
- A happy client standing in their new space saying a few words
None of these need a film crew. Our ad creative and UGC service is mostly about telling your crew what to grab on site and then editing it into ads.
03Target the area, then let the ad do the work
A lot of builders try to get clever with targeting. Homeowners aged 35 to 55 with an interest in interior design and a household income in the top 10 percent. In 2026 that mostly gets in the way. Meta's system has become very good at finding the right people on its own, as long as you give it a clear goal and good creative.
What does matter is the area. Set your ads to the towns and suburbs you'll actually travel to and weight your budget towards the ones with the jobs you want. Then let the ad itself speak to the right people. An ad showing a $200k renovation naturally attracts different people to an ad about a $5k bathroom refresh.
04Lead forms need a bit of friction
Facebook lead forms are brilliant because they're quick to fill in. They're also frustrating for the same reason. People tap through them without really meaning to, and you end up with a list of names that never answer the phone.
The fix is adding a little bit of friction. Ask what type of project they're planning, which suburb it's in and roughly when they want to start. Real customers don't mind answering. Tyre kickers drop off. You get fewer leads, but much better ones.
05Speed is everything with Facebook leads
A Facebook lead is usually someone who was scrolling on the couch and acted on an impulse. That impulse fades fast. If you call them back the next day, they might not even remember filling in the form.
This is why every campaign we run comes with a 3-minute call-back from a salesperson based in New Zealand. The person on the other end is still holding their phone, still thinking about their renovation, and happy to book a time for a quote. The difference in how many leads turn into real quotes is massive.
06Give it a couple of months
Facebook ads need time to learn. The first few weeks are about finding which creative and which audience work best for your business. Most of our campaigns take 1 to 2 months to turn properly profitable, and they keep improving from there as we refresh ads and cut what isn't working.
If you've been burned before, we get it. That's why we work on the 10 Quote Guarantee. You don't pay us anything until we've delivered 10 quotes for your business. If you want to talk it through, get in touch, or read more about our Facebook lead ads setup.
